This page explains what information Bahre's Land Company LLC collects, where it comes from, how we use it, and who we share it with. It also tells you how to stop our letters, and how to see, fix or delete what we have about you.

Who we are

Bahre's Land Company LLC is a small, family-owned business. We buy vacant land for our own account and later resell it. We are not real-estate agents or brokers.

In this policy, "we", "us" and "our" mean Bahre's Land Company LLC. "You" means anyone who visits this website, calls our number, gets a letter from us, or sells land to us.

Where our mailing list comes from

We send letters to people who own vacant land. We get owners' names, mailing addresses and property details from public property records, and from land-data providers that collect those county records.

Property details can include the parcel number, county, acreage, location, tax-assessment information and past sale records. These are the same kinds of facts the county keeps on file for every property.

We use address-checking services to make sure a mailing address is valid and current before we mail. If a letter comes back undeliverable, we may use a data service to look for an updated mailing address.

What we collect when you contact us

When you call, write, or answer an offer, we collect what you choose to tell us. That can include your name, phone number, email, mailing address, details about your land, the price you have in mind, your timing, and who else has a say in selling (for example a spouse, co-owners or heirs).

If you use the personal offer link from your letter, we record your response, for example if you press "Sell it now".

Contact details: name, phone number, email, mailing address.
Property details: which land, its condition and access, and anything you tell us about it.
Sale details: your price expectations, timing and who needs to sign.
Call records: the number you called from, the recording, the transcript and our notes.

Phone calls are answered by an AI assistant and recorded

Calls to (413) 393-6015 are answered by Jen, an AI assistant. Jen is not a person. She asks questions, takes down the details, and passes them to our team, who follow up.

Calls are recorded and transcribed. Our phone and voice-assistant provider, ElevenLabs, runs the assistant and makes the recording and transcript. Twilio carries the call and passes along the number you're calling from.

We use Anthropic's Claude, an AI model, to read the transcript and pull out the intake details (such as your name, which property, and what you'd like to do) into our records. People on our team may listen to recordings and read transcripts.

Website analytics

We use Vercel Web Analytics to count visits to this website. It uses no cookies and stores nothing on your device. It counts page views by page, the site that sent you, your approximate location (such as country, state and city), and your device, browser and operating system. It doesn't build a profile of you or follow you to other websites. To tell visits apart for a day, it uses a scrambled code made from your connection, which is thrown away after 24 hours.

This website uses no advertising cookies, and we don't sell or share website data for advertising. Our fonts are stored on our own site, so pages don't load anything from Google.

Satellite images on offer pages

If your letter has a personal offer link, that page shows a satellite image of your land. The image comes from Esri, a mapping company (server.arcgisonline.com). To send the image, Esri's servers see your device's internet (IP) address, as any website you load does. Esri handles that under its own privacy policy. This is the only outside company your browser connects to on our site.

How we use your information

To send you letters and offers about buying your land.
To find your property when you call, and to follow up with you.
To make an offer, and to complete a purchase if you decide to sell.
To keep a do-not-contact list so we stop contacting people who ask us to.
To keep the business and tax records the law requires.
To run, protect and improve this website.

We share information only with the companies that help us do the things listed above, and only what each one needs.

Lob, the company that prints and mails our letters. It gets the name and mailing address on each letter.
Our phone and AI providers: Twilio (phone service), ElevenLabs (the voice assistant, call recording and transcripts) and Anthropic (reading transcripts to fill in our records).
Our hosting provider, Vercel, which runs this website and stores our records.
Land-data and address-checking providers, to keep property records and mailing addresses accurate.
If you sell to us: the title company or closing attorney, notaries and any surveyor working on the sale. The deed is then recorded with the county, which makes it public record, as with any land sale.
Government agencies or courts, when the law requires it.
A company that takes over our business, if that ever happens. It would have to follow this policy.

We don't sell your personal information

We don't sell your personal information. We don't share it with other companies for their own marketing.

How long we keep it

We keep call recordings, transcripts and call summaries while we're talking with you about your land. Afterward we keep them with our records for that land, until you ask us to delete them. We don't delete them on a fixed schedule.

If you sell land to us, we keep the purchase records for as long as tax and property laws require.

If you ask us to stop contacting you, we keep your name, mailing address and property on our do-not-contact list. That is the only way to make sure you aren't contacted again.

How to stop our letters

Call (413) 393-6015 and tell Jen you'd like to be taken off our list. Or write to us at Bahre's Land Company, 185 Berry St Ste 6100, San Francisco, CA 94107.

Please give the name and mailing address the letter was sent to, and the reference code printed on it if you have it. That helps us find the right record. A letter that was already on its way may still arrive.

Seeing, fixing or deleting your information

You can ask us to tell you what information we have about you, to correct it, to delete it, or to stop using it to contact you. Some states give their residents these rights by law. We honor these requests from anyone, wherever they live.

If you ask us to delete your information, we still keep what the law requires and the entry on our do-not-contact list. If we can't do what you asked, we'll tell you why. You can ask us to look at it again, and you can also contact your state attorney general.

Keeping it safe

We limit who can see our records and use services with security controls. No system is perfectly secure, so we can't promise that information will never be exposed. If a breach affects you, we will tell you as the law requires.

Children

This website is not meant for children under 13, and we don't knowingly collect information from them.

Changes to this policy

If we change this policy, we'll post the new version here and change the date it was last updated.
