An offer isn't binding until we both sign

Our letters, your personal offer page, phone calls, emails and this website are not contracts. They invite you to talk with us about selling your land.

A sale becomes binding only when you and we both sign a written purchase agreement. That agreement controls. If anything on this website, in a letter or in a call is different from the signed agreement, the agreement wins.

Offers have an end date. Once it passes, that offer is no longer available, though you're welcome to ask us for a new one. An offer is based on the information we have about the land, and the purchase agreement will list any conditions, such as clear title.

We buy land for ourselves. We are not your agent.

We buy land for our own account, take title in our own name, and may later resell it. We are not real-estate brokers or agents, and we don't represent you in a sale. We don't sell or assign our purchase contracts to other buyers.

Because we are the buyer, our interests are not the same as yours. You are always free to have your own attorney, accountant or real-estate agent look over an offer or agreement before you sign.

Our phone assistant is an AI

Calls to our number are answered by Jen, an AI assistant. Jen takes down details and passes them to our team. Jen can make mistakes. She can't make, change or accept an offer, and nothing she says creates a contract.

Calls are recorded and transcribed. Our privacy policy explains how we use and protect that information.

Nothing here is legal, tax or financial advice

Our guides and county pages give general information about how land sales, property taxes and probate work. They are not legal, tax or financial advice, and they don't create an attorney-client or any other professional relationship.

Laws, tax dates and county rules change, and every situation is different. Before you act, check with the county office, a title company, an attorney or a tax professional.

Accuracy of information

We try to keep facts current, and we show our sources and the date of every number. Even so, the website may contain errors or out-of-date information. Market numbers describe past sales; they are not an appraisal or a promise of what your land is worth.

Your personal offer link and reference code

If your letter includes a personal offer link or a reference code, it's meant for you. Please don't share it. If we think a link or code is being misused, we may turn it off.

Using the website

Please use the website lawfully. Don't try to break into it, overload it, copy it in bulk with automated tools, or pretend to be someone else when contacting us.

Our content

The text, data, images and design of this website belong to us or to those who licensed them to us. You're welcome to share links and short quotes. Please don't republish our pages without permission.

We link to county, state and other websites so you can check facts for yourself. We don't control those websites and aren't responsible for what they say or do.

Limits on our responsibility

This website is provided "as is". To the fullest extent the law allows, we make no promises about it and are not liable for any loss that comes from using it or relying on its general information.

This doesn't limit your rights under a signed purchase agreement, or any rights the law doesn't allow us to limit.

Governing law

These terms are governed by the laws of the State of California. Any dispute about this website will be handled in the courts of California, unless the law requires otherwise. A signed purchase agreement may set its own rules, and for a sale those rules apply.

We may update these terms. The new version applies from the date shown on this page.
